Yorkville Popcorn Ceiling Removal and Plastering 

Yorkville’s acclaim for a great New York City place to live has been enhanced in recent years with a new subway stop and ferry landing. Once woods and pastures, Yorkville now boasts an abundance of diverse housing options, along with Gracie Mansion, the official residence of the Mayor. This client acquired a place here which clearly needed some love.

Popcorn ceilings are so yesterday. And popcorn ceilings with cracks and water damage are simply unbearable. We scaped away and captured loose paint and plaster before skim coating the ceilings for a smooth and even texture. We added paint up there and then went around the whole place and painted all the walls. These folks can come home from East River Walk or Ruppert Park to a sweet, freshly painted home with sleek ceilings and warm, welcoming walls.

Property management companies go right into action between tenants. It’s the perfect time for repairs, updates, painting and refurbishing appliances, in this case a stove. To accommodate this new stove, a licensed electrician needed to bore holes into the walls and install or upgrade the necessary wiring to meet code. Then guess what happens? Our crew rolls in next to fill and spackle the holes, sand them, re-plaster as necessary, smooth again, and finally apply fresh paint to make things look seamless once again. Here we used one of those sophisticated kitchen and bath paints in a warm, creamy Navaho White, the perfect contrast to the black counters. Modern and sleek, we think.

It’s time for action when the living room walls are cracking, paint is peeling and the aesthetics of the space is simply no longer bearable. While the debris that piled up might not have measured in actual tons, it sure seemed like tons of peeling paint and plaster being removed from these pathetically-worn walls. Once free of splintered paint and plaster, we applied a professional, quick-drying, oil-based, bonding primer. This product assures adherence by the new plaster which then takes on new primer and the final paint coats.

Plastering walls may look easy, but it takes a steady hand and keen eye to apply a smooth coat with nary a ripple or bulge. One of our master plasterer/painters, Luis, is seen here deftly spreading the plaster compound to craft a new, flat, smooth, wall surface. It’s a nice room with a little arch detail in the doorway, and everyone is pleased as punch that it’s once again a comfortable, functional space.

Popcorn is one of six types of maize or corn and the only one of these whole grains which pops. Popcorn sales top $1 billion per year and more than 17 billion quarts are consumed. Its popularity is undisputed, but the appeal of popcorn ceilings waned a couple decades ago. Their attraction in the late 1970s was in hiding imperfections and absorbing sound, thereby reducing noise. But now, customers are requesting skim coatings that offer a smooth appearance. We do this, often. Multiple coats – applying, drying, sanding, applying again and so on.

 For this downtown Manhattan job, the ceiling tested positive for asbestos. Bet you didn’t know we even do that! Thus, we had to prime the ceiling first to eliminate releasing any dust into the room. Then we skim coated some 4 coats before it could all be smoothed like the client wanted. We delivered a beautifully crafted new ceiling, and skim coating is definitely both an art and a craft, finely tuned only by professional experience. Electricians are brilliant in their grasp of wiring, switches, schematics and technical drawings, circuit breakers, loads and meter diagnostic tools. They must know local and state building code requirements along with the National Electric Code which dictates safe electric design, installation and inspection to protect the public from electrical hazards, which can be deadly. Overloaded electrical outlets are a common cause of electrical fires.  With all these skills and knowledge packed into their heads, electricians are not expected to restore spaces where they work. And we love following in their footsteps. Here we filled and spackled more than 20 holes. Once sanded and smooth again, we primed and painted the hall wall in this 90-year-old Brooklyn building. The residents will be pleased come summer that new wiring was installed to support the air conditioning system, and they are grateful now for the freshly repaired and painted hallway. Even with modernization like air conditioning, these historic buildings continue to evoke a grace and style of yesteryear.
