Imagine you are moving. Soon. You are excited. You have chosen your new Big Apple abode with care to meet your location preferences, lifestyle and budget. Your other lease is over, your stuff is packed in boxes, furniture and electronics are ready to relocate. Then you receive a phone call, not from Chicken Little telling you the sky is falling, but from another source telling you the ceiling has fallen. There was a flood in the residence above which ruined the entire ceiling in one large room, leaving ceiling pieces, insulation and all manner of debris on the floor of your new place. And no real ceiling above.

The best plan is to call us at Paintworks and go find an extra large latte, or a big martini, and give us the weekend to fix it all. We did it - for an early-next-week move-in! Our skilled tradesmen removed all the ceiling pieces which had not fallen on their own, then determined what was needed for new framing, insulation and drywall. Ceiling work is quite challenging and requires the same attention to measurements and installation procedures as walls and floors, but it will test one’s biceps strength and blood pressure to the max, working upside down much of the time. Then there’s cutting out precise spaces for recessed lights and ceiling speakers.

For a smooth finish [pun intended], we taped, plastered and primed the new drywall, covering the new insulation, connected to the new framework. Then, we painted it bright white for maximum natural daylight reflection and packed up our floor coverings, brushes, rollers, tools and equipment. We like to think the next call to the new tenant was the happy news that the ceiling was repaired over the weekend. It was again stable and secure, and the time to move in is now.

Interior molding raises the bar on style, elegance and interest. It provides a focal point whether around doors and windows, along the tops or bottoms of walls or near the top like a picture rail or around the middle somewhere with a chair rail. These architectural design elements serve as transitions between spaces and are usually crafted with wood or plaster. In this apartment, in the revered Sutton Place neighborhood, water had damaged historic molding.

The project required a creative twist to replicate the original trim. We first patched the wall and trim space. Our team created a custom tool for shaping plaster to the precise form of the original molding. It’s the kind of task that blends tradesman skills with art, form and acute attention to detail. Once the plaster was built up and crafted into an exact duplication of the existing molding, we primed and painted. No one knows or will notice any repair up there, well, except us, the homeowners, and now you, and everyone else who reads this. It’s tricky work, and truth be told, we love creative challenges.

It is well-known that water and oil don’t mix, and equally as recognized that water and drywall are not good companions. The former really messes up the latter, causing peeling, blistering, discoloration and potential material deterioration. This client’s living room plaster had been damaged by water from above. We have a real experienced been-there-done-that crew when it comes to water damage in or not in an historic building. This was inside a gracefully renovated historic structure, and we set to work scraping and evaluating the tasks at hand.

Once all the peeling paint was removed, we plastered it, let it dry, smoothed it, plastered again as needed, dried and smoothed and primed and painted. It’s a multi-step process not to be rushed. In the end, we loved the color itself as much as the name of the color: Fire Dance by Benjamin Moore, an extraordinarily bold color which enriches this space immensely. The client now returns home to a beautiful living room in which to relax, entertain and enjoy.

Westchester County Water Damage Restoration 

 Scarsdale, N.Y., was settled in 1701 by a British aristocrat, and more than three centuries later, the English feel remains evident in architecture and street names. The Bronx River Parkway flanks the western border with walking trails along the river, and a rustic footbridge and waterfall. The water is stunning and mesmerizing to watch and photograph, but water is not a welcome addition flowing inside any home. 

This basement in a lovely Scarsdale house encountered major water damage when it flooded, and we went right to work removing tiles, drywall and baseboards. Besides everything being wet where it should be dry, water damage must be managed immediately to prevent mold, mildew, bugs and water-borne disease. Left unchecked, mold can creep through support beams and weaken an entire structure. Once dry, we replaced metal wall studs, new drywall, baseboards and trim, as well as cleaned and re-set the tile flooring. Our team is meticulous with plastering seams, sanding and smoothing everything before applying the coats of paint that render the space dry, attractive and functional once again.

There's a reverence that accompanies our work in buildings more than a century old. We recently had the privilege of working on ceiling repair from a slow water leak in a top floor apartment in one of these well-preserved structures. The ceilings were 24 feet high, and jobs like this require expert contractors protecting floors, art and furnishings while assembling safe scaffolding and using professional plastering, smoothing and painting skills. After masterfully repairing and painting the ceiling, we painted the entire living room. These residents can now enjoy a drip-free, freshly painted space at the top, penthouse-like.
