 Pre-war buildings in the Big Apple offer some of the most intriguing living spaces melding contemporary lifestyles with historical architecture. In the most general terms, these are mid-rise structures which created the first skyline for the city, 12-15 stories tall, built prior to World War II, mostly between 1915 and 1930. They have endured well due to their steel frames covered with masonry products, specifically bricks some three layers deep. Combine that with thick floors, and the insulating qualities are wonderful. With a bird’s eye view out this Upper East Side apartment, the owner wanted her rental nest to look great before marketing it for new tenants. The ceiling needed some repair, and since you can’t have a tree canopy and the sky above, like the real birds do, then sprucing this up was the next best thing. Ceilings are often only in our peripheral vision, not especially noteworthy, until there’s peeling paint or a little damage or imperfections that capture our eye. Then one might wonder if the ceiling here is not important to keep clean and freshly painted, what else might not be up to snuff?

 So, the Paintworks troop moved in with plaster, paint, ladders, scaffolding, long handles for rollers and all the tools for plastering, priming and painting the tops of the rooms. Ceilings can be challenging up overhead, but we are always up for any challenge that involves, renovation, flooring and more. This lady landlord can now proudly show the space in the Upper East Side of Manhattan, known for Madison Avenue, the Museum Mile and almost everything you need for a satisfying live-work-play experience.

Sometimes a room needs a refresher, even an alluring one with a bay window and corner cabinet. This space had trim on the wall about a foot below the ceiling with wallpaper from the floor to that point more than half a century old. This was an exceptionally dated space loaded with charm and potential. Stripping wallpaper is much more complicated than it looks, especially older products which have become brittle and have decades-old glue underneath.

Even when the wallpaper was all removed, we were facing uneven, damaged drywall. A great option is to skim coat the walls to give them an evenly smooth texture, and that’s exactly what we did. There's a reverence that accompanies our work in buildings more than a century old. We recently had the privilege of working on ceiling repair from a slow water leak in a top floor apartment in one of these well-preserved structures. The ceilings were 24 feet high, and jobs like this require expert contractors protecting floors, art and furnishings while assembling safe scaffolding and using professional plastering, smoothing and painting skills. After masterfully repairing and painting the ceiling, we painted the entire living room. These residents can now enjoy a drip-free, freshly painted space at the top, penthouse-like.

The Upper East Side exudes elegance, and one couple craved a new, more refined style in their living room. With its unique ceiling trim and high shelf, beams, charming bay window and warm wood floors, the space was perfect for Behr's Orion Gray in soft matte. The contrast with white trim generates the chic ambience that a deep charcoal color radiates. They feel a new kind of energy at home now, and as the project unfolded, we experienced it as well. It was a game-changer in this very nice apartment.
