Manhattan Co-op Painter

Pre-war buildings in the Big Apple offer some of the most intriguing living spaces melding contemporary lifestyles with historical architecture. In the most general terms, these are mid-rise structures which created the first skyline for the city, 12-15 stories tall, built prior to World War II, mostly between 1915 and 1930. They have endured well due to their steel frames covered with masonry products, specifically bricks some three layers deep. Combine that with thick floors, and the insulating qualities are wonderful. The attraction to NYC residents never fades, and we get excited about jobs in pre-war co-op buildings.

Some have stringent rules for contractors – insurance, proper licenses, worker’s comp and an EPA lead safe certificate to name a few. We are experienced and knowledgeable about their requirements, the paperwork and all the steps to ensure safety and conformance. This apartment embodied the old and new seamlessly with glass interior French doors and fine trim and molding everywhere – even crown molding on the fireplace mantle. Like all jobs, we prep to the max, mask up, sand, paint and clean up to the highest quality standards in the business. That’s how we roll – on every job, in every home. And did we mention loving to work, scrape, paint, renovate in pre-war buildings? Well, we do.

Painting in TriBeCa is always a fun experience. TriBeCa, which stands for "Triangle Below Canal Street," sports a past meets present vibe. Architecturally significant buildings exhibit art deco, cast iron and beaux arts features. Interestingly, there are also comfortable urban chic vibes in and around the shopping and dining scenes where small business owners often know customers by name. It's cozy; it's gorgeous. Besides the smell of bread baking and an uncluttered environment, freshly painted walls and sparkling clean grout contribute mightily to those coveted positive first impressions of home buyers. In a real estate market where most prices have seven digits left of the decimal point, first impressions are v.e.r.y  i.m.p.o.r.t.a.n.t. And that's why Paintworks & Decorating was contacted - to freshly paint and newly grout a condo interior before being listed for sale.

The area was beautiful around this large, 3-BR home, and the seller chose white for its universal appeal. The interior almost instantly brightened under the experienced Paintworks hands expertly maneuvering paint brushes, rollers and grout trowels. White is clean and fresh and reflects maximum light for a spacious interior feel. Additionally, any prospective buyer can visualize art, furnishings and fabric in pastel colors, bold and beautiful hues or more shades of neutral tones complementing the simplicity of white. We also re-grouted all the bathroom tile sprucing up those spaces. Paintworks doesn't share in any commission for the sale, but we know we were an important part of the process.

Choosing Paint Colors To Sell or Rent A Property in New York

Staging a home or warming cinnamon on the stove are good measures to selling your home, but painting the large expanses of walls delivers a long-term appeal to prospective buyers as well as renters. Preparing to sell and for tenant turnover are perfect times to paint.

Neutral is the keyword, and Paintworks & Decorating can guide your selections and professionally transform your interior or exterior spaces. The fresh, crisp, newness of white and warmth of cream in myriad choices permits prospective buyers to visualize art and furnishings, as well as potential accent walls. Halstead, a premier regional real estate and property management company, contracts with Paintworks frequently with a preference for "Decorator's White" for interiors.

Variations of gray are ideal for the sleek, modern, industrial feel. Misty pewter and pale silver lend an elegant emotion to any space. Moving into taupe, the gray tones integrate gentle, earthy browns. Light latte and dusty ranch browns emit an agreeable hue wherein home buyers and renters in Manhattan, Queens, Brooklyn and the Bronx can comfortably bring their favorite colors and furnishings into the mind's eye. Home buyers and prospective tenants touring neutral color rooms have a visual advantage to let their imagination run wild.

After living in their condo for 2 years this client wanted to refresh the place with new colors, patched holes, to make the place feel new again.

The super of the building recently removed the non-working intercom phone leaving a gapping hole in the living room wall. We were able to completely patch and plaster the hole so you can’t even tell it was there in the first place. After caulking around the windows and plastering the other cracks the place was ready for painting. Using fresh rollers and proper technique we repainted their accent wall to show seamless color. The previous paint job showed major flashings which distracted the eye from the tv the wall was situated on. We painted the bathroom with Benjamin Moore Aura Bath & Spa to ensure longevity in the hot humid environment that is a bathroom. Always grateful to paint beautiful Upper West Side apartments.

NJ Interior Home Painting

This client was moving back to Jersey City from another state and wanted to make this space feel like theirs before moving in. They chose a bold and powerful blue accent wall, unfortunately our pictures turned out poorly. Trust us the apartment turned out great. We carefully removed 2 mirrors without breaking any glass and causing any bad luck! The rest of the apartment was painted with an interior designer favorite Benjamin Moore White matte. We noticed that the window sill in the living room was looking swollen like there is a small leak in the window frame. We immediately re-caulked around the windowsill with elastomeric caulking to prevent further damage. We’re always grateful to be a go-to apartment painter in Jersey City.
