Uptown Co-op Wall Repair

A professionally textured wall can lend a gentle kind of rustic style, even in a stairwell or common hallway. In some cases, it camouflages imperfections that a smooth wall cannot, but overall it looks very cool except when the current coat of paint is flaking and falling off, revealing compromised plaster underneath and creating an eyesore for anyone walking the stairs or in the hallway. When a New York City co-op building determines that a stairwell needs some serious attention, many of them call us to evaluate the damage and prescribe the remedy.

 Here we had to scrape away old paint and plaster, vacuuming the debris with HEPA-filtered vacuum cleaners for the health and safety of residents and visitors. We applied a sophisticated plaster weld to ensure bonding before adding the decorative plaster in a way to match existing textures. Then our experienced painters fully primed the wall and added two coats of finish paint in Benjamin Moore’s Baby’s Breath white. Creating and painting textured walls is a skill and an art, and we like to think anyone traveling in this stairwell appreciates its fresh, new, polished look.

Condo and Co-op Door Painting

Residents all over New York City take pride in their homes, keeping up with paint, repairs, lighting, floors, wallpaper and kitchen and bath upgrades. Just as important to tenants and homeowners alike is having clean, well-maintained interior building spaces, too, like hallways, stairwells, exterior doors and entry and exit points. Here, we went right to work painting all the stairwells and lobbies for a bright and clean trek from the building front door to each condo front door.

 There are theories on color psychology and a front door’s emotional value. Without delving deeply into those, let it be seen that these front doors we painted black with fine detail in gold evoke elegance and power. Black is known for style, depth and mystery. Accenting with gold adds royalty, optimism and hope. Who wouldn’t want that for an entry into one’s private home retreat?! And at the end, we carefully re-installed all the numbers, so everyone knows which gorgeous door belongs to them.

Stairwell Painter Westchester

Painting natural wood stairs is a transformative process. Our client was looking to brighten up the trim in this White Plains home, and we were happy to be chosen for the project.

Before painting the stair risers, we covered and protected every natural wood step. We cleaned, sanded, primed, sanded and primed again before applying 2 finish coats of Benjamin Moore’s Aura interior paint on the stair risers. The new white paint creates a stunning contrast.

While the coats of primer were drying on the stair risers, we turned our attention to the stair trim - priming and sanding the stair spindles and the stringers (the baseboard looking piece running alongside the stairs). After two coats of primer, another two coats of Benjamin Moore Aura interior paint were added.

Why two coats of primer?

We like to use two coats of primer on natural wood to help cover the wood grain. Multiple primer coats enhance the finish paint bond so it properly adheres to a surface that was previously unpainted.

Painting Building Stairwell in Prospect Heights

While Brooklyn is the most populous of New York City's boroughs, it also offers many parks and points of interest which draw a vivid cross section of families, retired folks, internationals and working professionals of all stripes. It is a Mecca for artsy types. With all this going for it, it's no surprise to us at Paintworks that savvy property owners and management agents take seriously the paint-related maintenance of apartment buildings.

We recently painted the stairwell and hallways of a 3-story Brooklyn apartment building, which is sure to keep residents and tenants happy for having clean spaces to walk in on the way to their front doors. For this job, a semi-gloss paint was selected for being easy to wash, yet not have the glare of a full gloss paint. The semi-gloss will still reflect light, making the corridors and stairwell seem brighter and more pleasant. Semi-gloss paint also resists fading and humidity a little bit better than other choices. Addressing routine maintenance issues in a timely fashion makes good business sense, and keeping interior common walls fresh and clean contributes positively to low vacancy rates, good-natured residents and a favorable reputation for the building.
